The project is a three-building, Class A office complex at El Camino Real and Salk Avenue in Carlsbad. The 225,722-square-foot project will be the largest Class A complex in coastal North County. While a number of new, small projects are under development, none has large buildings or a campus able to accommodate even 150,000 square feet, much less the almost quarter-million square feet offered by Ventana Real. The first phase began on May 8 2006 and will consist of one three-story, 81,750-square-foot building at 2173 Salk Ave., scheduled for completion in March 2007, and one two-story, 62,222-square-foot building at 2177 Salk Ave., scheduled for completion in February 2007. Nadel Architects of California designed the complex. Each building is designed with four separate entrances. Constructed of structural steel and natural sandstone with floor-to-ceiling glass and architectural aluminum, the buildings will offer state-of-the-art mechanical, electrical, plumbing and security systems. Each building will include large, flexible floor plates, high-speed elevators, locker rooms and showers.

Summerlin NV

A 6-story, 150,000 square foot office building located in Summerlin, Clark County, Nevada and an eSteel design-build group project that was performed in conjunction with the Whiting-Turner Contracting Company and KKE Architects. This building stands nearly 100 feet tall, the steel frame with bearing stud walls, relies on braced frames for its lateral resistance. The building is curved on two sides and contains many balconies and 3 terraces, 2 on the fifth floor and a covered one on the sixth floor. The finish is composed of tinted glass and 2 stone finishes, Split Face and Travertine. An architectural eyebrow suspends from the sixth floor and an entry canopy above the 2nd floor suspends from the 4th floor. The tall building has its very own window washing system, and traction elevator system. The building also contains an ATM canopy and money vault for its bank functions.

 

Paseo Nuevo

Albuquerque NM

Formerly home to a City of Albuquerque landfill, this location has been reborn as the Paseo Nuevo Office Complex. This Class A, LEED-certified office complex is 106,000 square feet and promotes the new urban concept of locating the office building along the street. Uniquely utilizing its west-sloping site, the 400-car parking deck allows access to deck levels with no site space used for ramps. Other innovations include 200 ground source heat pump wells which heat and cool the building. With numerous balconies and sun shading devices sheltering the high performance glass from direct solar gain, this “green” building is accented with a light-colored roof to reduce heat island effect. The landscaping uses native drought-tolerant plants, with organic pest management. 10% of building materials were recycled, and the building will utilize “green” housekeeping concepts while educating tenants with signs explaining the LEED concept placed throughout the building. Success in leasing space in the structure is due in large part to the height and setback variances obtained before construction. The surrounding neighborhood, in which the complex is located, is buffered from the presence of this five-story space by the layout and design of the structure.

Desert Ridge Corporate Center is a four-phased Class “A” office, retail and medical office complex that will total 530,000 when complete. Phases I and II exist today at 136,000 SF each with their commanding four-story presence along Loop 101 and have attracted some of the most prominent businesses in Phoenix.

Phase I - The building consists of approximately 28,500 square feet of administrative office space and a 7,500 square foot health club facility located on the third floor of the building. Included as part of the health club is a 25-meter lap pool, weight room, aerobics room, and a 1/10th-mile running track - all 30' off the ground. A parking garage for thirty-three cars rounds out the major programmatic elements of this building.

Phase II – This three-story, 38,000 square foot office building is part of a two-building complex. The building is designed to complement the contemporary forms and materials of Sun Health Care's existing Phase I office building which is located across an arroyo to the south and is connected to the original complex by an arched pedestrian/golf cart bridge which spans the arroyo that separates the two phases. The bridge is anchored on each side of the arroyo with stone piers and circular plazas, recalling the materials and forms used on the buildings.

 

San Juan Capistrano Office Buildings

San Juan Capistrano will consist of two class “A” office buildings containing approximately 105,745 gross rentable square feet. The buildings will be overlooking Interstate 5 at the point of transition to the 73 Transportation Corridor. Located in South Orange County, San Juan Capistrano is in a rapidly growing area that sits near the Northern edge of San Diego County. Local residential areas include Mission Viejo, Laguna Niguel, Dana Point and San Clemente. The office buildings will be designed in a modern style with an elaborate central courtyard that features a large waterscape. The buildings will also be high-tech friendly and will easily accommodate tenants with high-speed broadband requirements. 2 Buildings Totaling 105,745 Square Feet.

 

Glendale Office Buildings

The office building is due to be completed in September 2006. This four-story, 79,203 square foot office building is located in Glendale, Arizona. This elegant and distinctive building, with panoramic mountain views, is located near a wealth of amenities that contribute to the area’s magnetism. It is located across from Arrowhead Towne Center, a 1.3 million square feet regional shopping center, which includes five major department stores, a 14-screen AMC Cineplex, fine dining, and over 100 specialty retailers. Other amenities include Costco and the Peoria Sports Complex which is home to the Seattle Mariners and the San Diego Padres for spring training. This building is located off of the 101 Freeway on North 79th Avenue.

 

Thornburg Campus

Santa Fe NM

This 102,000 square foot campus for Thornburg Companies has been designed to meet LEED-Gold certification standards. Careful attention has been given to energy and water saving technique. The building will feature skylights, operable windows, regulated cooling systems and an under floor ventilation system all allowing the structure to sue 40% less energy than a comparable structure. Chavez-Grieves is the engineer of record.

- Features an interior courtyard area with several water features. - This building is the new headquarters of Perini Building Company, one of the largest general contractors in the country. It was also built by Perini Construction. - Lateral system is Special Concentric Braced Frames (SCBF’s). - Approximately $4,666,666.00. - Total approx area: 72,186 SF - Other than that it’s a pretty typical 2 story office building.

 

Nexus at 9th and G

This condominium project is located in San Diego, California for Centex Commercial of Dallas. It is a 90,000 sf, eight-story building with 76 unites, 3,500 square feet of retail space and three levels of below-grade parking. It was designed to meet current California seismic codes. Located at the corner of 9th and Avenue and G street, the stepped-design of this building is highlighted by stunning architectural appointments. Nexus features projecting balconies and varied roof lines that blend to create a harmonious, elegant silhouette. Burnished brick, metal trellises and exposed steel beams complete the historic motif echoing the neighborhood’s industrial heritage. Inside, 76 residences offer a variety of floor plans. There are studio, one and two bedroom homes ranging from approximately 600 square feet to 1,300 square feet. Two unique two-story live work spaces are available at the plaza level. Chavez-Grieves Consulting Engineers served as the Engineer of Record on the project. Nexus 9th and G was building using a high end BRB lateral system to support the steel structure most effectively while still meeting time and budget goals.

 

Century Theaters & Mixed Use Retail

Albuquerque NM

Chavez-Grieves performed structural design of the Century Theaters complex. Construction began in October 2000 and was completed in the summer of 2001. It is a 14-screen cinema at First and Central in Albuquerque that anchors the city's 12-block entertainment district. The district is a creation of the Albuquerque Historic District Improvement Company and the Downtown Action Team.

The school was established in 1914 and served as Albuquerque’s only high school until 1948, when other high schools were added to the growing district. The first phase of the restoration was to convert 70 leased loft apartments. The exteriors of the buildings were restored to their original look, and included the detailed restoration of the structures’ 10-foot-high original windows. Inside the two buildings, existing classrooms were converted into single loft apartments, retaining original walls, tall ceiling heights, floors, and even chalkboards. Modern kitchens and bathrooms were slipped into each space. Existing doors and hallways were also retained. The first phase was completed in 2002. Later work included converting the gymnasium into lofts and constructing new buildings on the campus to house even more lofts, plus shops, restaurants and offices. Chavez-Grieves was the structural engineer on the gymnasium conversion.

Sparks NV

The Best Buy facility at the Legends at Sparks Marina is a 29,000 square foot retail anchor for the multi-use development. The construction consists of a steel frame with tilt-up concrete exterior panels. The structure was built utilizing the eSteel design-build process to permit design and fabrication with an eight week timeframe. The facility is scheduled to open in the fourth quarter of 2008. Chavez-Grieves Consulting Engineers, Inc. is the engineer of record.

 

Cherokee Catoosa

This $125 million dollar expansion will add a 20-story tower to the existing Cherokee Catoosa Casino, expanding its convention and tourism business. The expansion will add 350,000 square feet, with 30,000 new square feet of convention space and an additional 75, 000 square feet of other meeting areas. With 200 new hotel rooms, the Cherokee Catoosa Casino aims to be Oklahoma’s first resort destination. The expansion will add a fine dining facility as well as a buffet and three additional eateries. In addition, 750 new electronic games will be added to the floor as well as many poker tables. The facility will also offer guests the convenience of a 507,000 square foot parking garage.
